How to use the Mortgage Calculator

  1. Enter the home price, your down payment (as a percent or an amount) and the interest rate.
  2. Pick the loan term: 30 and 15 years are the most common.
  3. Adjust property tax, insurance, PMI and HOA for your area — PMI only applies when you put down less than 20%.
  4. Read the monthly breakdown and the yearly schedule, and download it as CSV.

What goes into a mortgage payment

The figure lenders quote — principal and interest — is only part of what leaves your account each month. Most homeowners also pay, often through an escrow account:

  • Property tax, set by your county or city, commonly 0.5–2.5% of the home’s value per year in the US.
  • Homeowners insurance, required by the lender.
  • PMI (private mortgage insurance) on conventional loans with less than 20% down, typically 0.3–1.5% of the loan per year, until you reach 20% equity.
  • HOA dues for condos and some neighborhoods.

This calculator adds them up so you can compare homes by their real monthly cost.

15-year vs 30-year mortgage

A 15-year mortgage has a higher monthly payment but usually a lower rate, and you pay far less interest overall. A 30-year mortgage keeps the payment lower and leaves more room in your budget. Switch the term above to see the difference in total interest.

Frequently asked questions

How is a mortgage payment calculated?
Principal and interest use the standard amortization formula: payment = P × r ÷ (1 − (1 + r)^−n). Property tax, insurance, PMI and HOA are then added per month.
When do I pay PMI?
On most conventional loans PMI applies when the down payment is under 20% of the price. It can usually be removed once your balance falls to 80% of the home’s original value. FHA loans have their own mortgage insurance rules.
Is this calculator only for the US?
It works anywhere: choose your currency and set property tax, insurance and PMI to 0 if they don’t apply where you live.
Does it include closing costs?
No. Closing costs are paid once at purchase, typically 2–5% of the price, and aren’t part of the monthly payment.
Can I install Mortgage Calculator as a web app and use it offline?
Yes. Mortgage Calculator is an installable web app (PWA) — installed from your browser, not downloaded from an app store. Click Install app at the top of this page in Chrome or Edge (Windows, macOS, Linux, ChromeOS) or on Android, use Share → Add to Home Screen on iPhone and iPad, or File → Add to Dock in Safari 17+ on a Mac. It then opens in its own window with its own icon, and because it runs entirely in your browser it keeps working offline. Firefox on desktop can’t install web apps. How installing works.
